Portfolio compliance

Rental license compliance for Philadelphia portfolios

Five properties or five hundred units: we audit every address, fix what is out of compliance, and keep it that way.

$500 flat first property, $450 each additional + city fees at cost

  • Portfolio-wide audit from city records
  • Prioritized fix list by rent at risk
  • Batch filing across entities
  • One compliance tracker with every license, lead and certificate date
  • Annual monitoring and renewals at $199 per property

Start with a free portfolio audit

Send us your address list. We run each property through the same city records check as our free tool and return a single sheet showing license status, expiration dates, lead certificate status, open violations and CAL status, sorted by risk.

Then we fix it in batches

We group properties by owner entity so tax and CAL fixes happen once, schedule lead testing by neighborhood to save trips, and file licenses in waves. You get one invoice and one status report.

Stay compliant after Nov 1

The new law is ongoing, not one-time. Tenants can request a fresh certificate at any time, and evictions need one dated within 30 days. Annual monitoring covers renewals, certificate pulls and tenant notice templates for every property.
