Updated September 29, 2026 · Philly Rental Licensing

Whether you are a landlord confirming your own status, a buyer doing due diligence, or a tenant checking a unit, Philadelphia rental license records are public.

The fastest way

Use our free property check. Type the address and it pulls the City's own records in seconds: license number, status, units, expiration date, open violations, unsafe cases, lead certificate status and expiration, your last Certificate of Rental Suitability and CAL status.

What the statuses mean

StatusMeaning
ActiveLicensed and current. Check the expiration date.
ExpiredNot renewed. Rent cannot legally be collected.
InactiveClosed out, often after a sale or change of use. A new license is needed to rent.

Other official sources

The City publishes the same data through Atlas (atlas.phila.gov) and OpenDataPhilly. eCLIPSE shows license details to the license holder after login.

Buying a rental?

Licenses do not transfer on sale. Check the seller's license history and open violations before closing, and plan to file your own license right after settlement.
