Out-of-town landlords: Philadelphia's local agent requirement

If you own Philadelphia rental property but live elsewhere, including the suburbs, your rental license must list a local managing agent with a Philadelphia address and a monitored email address.

Who can be your agent

A person or company with a physical Philadelphia address who can receive notices and respond for you. Many owners use their property manager.

What if the information is wrong

Failing to provide valid owner or agent contact information can bring a fine of up to $500 after a 30-day cure period, and tenants may withhold rent until it is corrected (§9-3902.2).
