L&I violation clearance

Clear open L&I violations so you can license and collect rent

One open violation, even an old one you never heard about, stops your Certificate of Rental Suitability. From Nov 1, unsafe or unfit conditions must be fixed within 30 days of notice.

Quoted per case after review

  • Case history pulled and explained in plain English
  • Repair scope and contractor coordination via EPG Management
  • Reinspection scheduled
  • Closeout confirmed in L&I records
  • Appeals guidance when a violation is wrong

Why this matters more after Nov 1

Under Bill 250329-AA, unsafe, unfit or imminently dangerous violations must be corrected within 30 days of notice, and tenants must be told about violation notices before the correction deadline. Once a violation passes its cure date, Bill 250330-AA presumes a breach of habitability, which can mean rent abatement.

What we do

  1. Pull every open case for the property and translate the code sections.
  2. Tell you which items are quick fixes and which need a licensed trade.
  3. Coordinate repairs with vetted EPG Management vendors, or work with your contractor.
  4. Book the reinspection and confirm the case closes in L&I records.
  5. Pull your Certificate of Rental Suitability as soon as the record is clean.

Questions

How do I find out if my property has open violations?
Use our free property check. It queries L&I's public violation records for your address in seconds.
Can I get a rental license with an open violation?
Generally no. Open violations block the license and the Certificate of Rental Suitability unless the violation is under appeal.
