How Philadelphia rental license renewal works
Rental licenses are renewed each year for $69 per unit. The city sends notices by email roughly 45 days ahead and by mail about 30 days ahead, but notices go to whatever contact is on the record, which is often a previous manager or an old address. Renewals more than 60 days late pick up a 1.5% monthly penalty.
Why renewals fail
- The lead-safe certificate expired. Lead-safe certificates are valid for 4 years, so many 2021 and 2022 certificates are coming due now.
- An unpaid city tax, water bill or fine is attached to the owner.
- A new open violation was issued after an inspection or complaint.
- The owner changed entity (for example, moved the property into an LLC) and the records no longer match.
