Buying a Philadelphia rental? The license does not transfer

A Philadelphia rental license belongs to the owner, not the building. When you buy a rental, you need your own license before you can collect rent from the tenants in place.

Before closing

  • Run the address through our property check for license history and open violations.
  • Ask for the seller's lead certificate and confirm its date.
  • Negotiate repairs or credits for open violations. After Nov 1, 2026 unsafe conditions must be cured within 30 days of notice.
  • Get copies of current leases and the certificates given to tenants.

After closing
