Owning a Philadelphia rental in an LLC: getting the names to match

L&I checks that the owner on the deed, the Philadelphia tax account and the Commercial Activity License are the same legal entity. When a property moves from an individual to an LLC, or between LLCs, those records often drift apart.

Symptoms

  • eCLIPSE will not let you link the property to your CAL.
  • The application is returned for tax clearance.
  • Renewal notices stop arriving.

The fix

  1. Confirm the grantee on the most recent recorded deed.
  2. Open or locate the Revenue account for that exact entity and EIN.
  3. Issue a CAL under that account.
  4. File the rental license under the same account.
